Landlords Are Not the Problem. They Are Partners.

Housing barriers are one of the most common surrender triggers in Central Alabama. Instead of treating landlords as obstacles, we give them tools that reduce their risk and keep families together.

THREE TOOLS, ONE GOAL

How the Landlord Partnership Works

Landlords worry about property damage, noise complaints, breed policies, and unpaid deposits. We solve those concerns through structure and communication.

1

Pet Resume Packets

Documentation that shows training history, vaccinations, behavior plans, and proof of responsible ownership. It gives landlords the information they need to say yes instead of no. Tenants build a case for their pet before the conversation even starts.

2

Landlord Mediation

When a housing issue is close to becoming a surrender, we step in. Direct communication between tenant, landlord, and AAF to find a solution that works for everyone. A plan is better than a conflict, and eviction costs landlords money too.

3

Landlord Partner Program

Enrolled landlords get access to pet documentation tools, a direct referral pathway to AAF, education materials, and early intervention support. Stable tenants are good for business. Pet stability supports housing stability.

FOR LANDLORDS

Why Landlords Participate

Landlords join when given tools that reduce their risk, not just their tenant's stress.

Lower Turnover

Pet-friendly tenants stay longer. Forced surrenders lead to move-outs, vacancies, and lost income. Keeping pets keeps tenants.

Damage Prevention

Pet resume packets include training records and behavior plans. AAF provides targeted training support and damage-prevention resources that protect the property.

Direct Support Line

Enrolled landlords have a direct referral pathway to AAF. If a pet situation is developing, we intervene before it becomes a problem.

Good Tenants, Good Business

Families who feel supported stay longer, pay on time, and take care of their space. A plan that works for the pet works for the property.

COMMON QUESTIONS

Landlord Partnership FAQ

What does enrolling as a Landlord Partner involve?
You agree to accept AAF pet resume packets as part of your tenant screening, and you get a direct referral line to AAF if a pet situation develops. AWRN access for landlords with 1 to 10 units is $99/month. Landlords and property managers with 11 or more units pay $149/month. Both plans include 5 user accounts with additional blocks of 5 at $79 each. No contract lock-in, and no change to your lease terms unless you choose to make one.
Does this mean I have to accept every pet?
No. You still make all final decisions about your property. The pet resume gives you real information (vaccination records, behavior history, training status) so you can make informed decisions instead of blanket bans. Most landlords find that documentation changes the conversation.
What if a tenant's pet causes damage?
AAF provides damage-prevention resources and targeted training support before problems happen. If an issue does arise, you have a direct line to AAF for mediation and intervention. The goal is to prevent damage, not just deal with it after the fact.
I am a renter. How do I get a pet resume?
Call the Pet Help Desk at (205) 754-7542 or email angels@animal-angels.org. We will help you build a pet resume packet that documents your pet's vaccinations, training, behavior history, and responsible ownership. It is free and designed to give your landlord the information they need to say yes.
